LA Fitness Planned For Mt. Lebanon

Green Tree-based Kossman Development Company plans to bring an LA Fitness location to Mount Lebanon. The company will present the proposal to the Mt. Lebanon Planning Board, seeking a change to the zoning ordinance of its overlay district, which would allow a health club as a conditional use.

In a prepared release, Kossman described the presentation as the first step in the process to secure L.A. Fitness International LLC as a tenant for the proposed development.

Kossman plans to build two 40,000-square-feet speculative office buildings at the intersection of Mount Lebanon Boulevard and Castle Shannon Boulevard. If approved, the LA Fitness location is expected to bring 60 to 80 jobs and would have a full-service health club with covered parking that would feature racquetball, basketball, a broad range of group fitness programs and an indoor swimming pool.

The "presentation" by Kossman will take place at the Planning Board meeting tonight, Tuesday, 2/24/09 at 8:00 PM in the Commission Chambers at 710 Washington Rd....only 30 or so hours following the news release by Kossman.

When the Kossman office building development was eventually approved by the then Commission several years ago, it was done so on the condition that the offices would not have tenants conducting retail businesses ... because of very real and serious traffic concerns in that immediate area.

It will be interesting to see how the Municipal government... staff,Commission,Planning Board,Zoning Hearing Board, Traffic Engineer, Engineer and Solicitor handle an L.A.Fitness "Health Club" proposal which would likely be a 50,000 sq.ft. facility with 60-80 employees operating as a 100 % retail business possibly up to 24/7, 365/yr...stay tuned to this one !

Won't this directly compete with the Mtl rec department / pool / etc? On the other hand why not let build mange the new Pool?

That's good. Because between Ballys, Extreme Fitness (down the road!), the Jewish Community Center and others we don't have enough options here for exercise in Mt. Lebanon. (*sarcasm*) But, then again, since they ruined some perfectly good (and necessary) woodlands they might as well do something with that eyesore of a sight now.

In tonights meeting the Planning Board tabled a decision on whether to reccomend to the Commission approval of a text amendment to the Zoning Ordinance permitting "Health Clubs" in mixed overlay zoning districts, as well as accepting the developers definition of "Health Clubs" that would be incorporated in the definitions section of the Zoning Ordinance.....and requested that the developer and the Municipal Planner provide a considerable amount of additional information prior to the scheduling of a 2nd. review meeting.

Among a number of issues, traffic was the major sticking point. About 30 members of the public attended.

Why don't we let the free market worry about the need for a new club? LA is quite nice and less expensive than the others mentioned. It has a pool and ML could use a pool open that is open year round with desirable hours. There would be no competition with the rec center as the rec center doesn't offer these types of programs. Bravo!
