More Mt. Lebanon HS Renovation Costs: Building B
Bill Matthews sent me the following 2 pages with notes on Building B, the Mt. Lebanon High School building that faces Cochran Road. The notes concern the cost of renovating Building B as part of "Alternative 3," the most expensive of the options presented at last Wednesday's Community Forum on the high school renovation. The comments at the Forum made clear that in Alternative 3, Building 3 would be renovated - but the renovated building would not be part of the educational program of the new high school.

Thanks Mike. I wanted the Community to see the source of my assertions regarding the cost of retaining Building “B” for the stated purposes outside of the High School educational program, as contemplated in Approach #3.
First – let me be perfectly clear – my personal preference is for Building “B” to be part of the educational program, but if it is not to be – it has got to go.
The linked document presents the total projected cost of $25.2MM for re-using “B” as contemplated in Approach #3, including: $22.3MM in Hard Costs (delineated by PJ Dick) and $2.9MM in Soft Costs (my estimate @ 13% based on the other PJ Dick models).
I conceded at the forum we cannot escape the hazardous material abatement (asbestos) or demolition costs – estimated by PJ Dick @ $7.0MM. And there may be other costs to reclaim this real estate which I have not considered – so let’s make it an even $8.0MM in unavoidable costs no matter what we do with “B”.
This leaves an incremental expense to the High School Project of $18.2MM to re-use “B” for a purpose not related to the High School.
Mr. Tom Celli, our lead architect, interjected that 20,000 square feet of the new “B” was for the District Administration Offices. Frankly, this is: a) An untruth, or b) Inadequate explanation for Mr. Celli overbuilding the new High School by 20,000 square feet, at a cost of more than four million dollars (20,000 x $200/sq ft = $4,000,000). Note: The space requirements for the project are currently 420,000 (sq ft) for the High School and 20,000 (sq ft) for District Services. If the District Services are intended to be in “B” – there is only a need for a 420,000 square foot High School building.
Which wrong answer, is it?
Much to my disappointment, the Design Team did not have a better answer why the Community should contribute millions and millions of dollars for something outside of the educational scope and mission of the District. ‘Ya see – I asked this same question rather emphatically (I thought) on January 6 at the Design Advisor Committee meeting. Suffice it to say the answer got no better over the week.
Reality may yet trump Rhetoric.
K - K - K - This MLHS Grad got a call about my ability to do simple subtraction.
$25.2MM minus $8.0MM equals $17.2MM. (not $18.2MM)
After I threw in the extra million above for good measure, I failed to correct the later statement - not an excuse - just a goof.
The point is still the same - give or take a million dollars - it is still a ton of money that could better be spent or not at all.
After raising this issue, I am hearing the numbers on renovating and retaining Building "B" need to be checked. OK - next time just tell me which numbers are good and which still need work.
